Buying a Homesite in Pagosa Lakes

Resort Area Homesites offer a lot to the prospective property buyer of Pagosa real estate.


By “Resort Area Homesites” we mean the quarter- to half-acre parcels available in many of the subdivisions or “cluster villages” in the Pagosa Lakes Resort Area featured in this guide. There are many such villages in Pagosa Lakes bordering lakes, golf courses, and national forest. They feature everything from open meadow parcels with dynamic views of the San Juan Mountains to wooded and sometimes very secluded hideaways. Some are located on flat terrain while others are found in areas with rolling hills.


No matter what the terrain is like or where in Pagosa Lakes the properties are located, almost all have central water and sewer, underground electricity and phone, and at least an “all weather” road. Some parcels in the core areas have paved streets. Natural gas and cable TV can also be found on many properties in the core area.


These properties offer the purchaser a lot for the money. Considering the costs associated with some other types of properties, such as the expense of drilling wells and digging septic systems, the extension of electric and phone lines in some areas, site preparation, lengthy drives and other various costs associated with large parcels. They also offer just plain convenience to the area’s golf course, tennis courts, the core area, recreational amenities, and of course to town.


The properties are smaller, making them easier to landscape if you so desire, though there is no requirement to do any extensive landscaping. With neighbors close by there are more advantages for part time ownership. The only disadvantage would be that the parcels are platted closer together, though many border greenbelt providing a bit of extra space between properties.


If you are looking for easy-to-build-on real estate in the Pagosa area with all the utilities and conveniences, then you should seriously consider these properties featured in these pages. The prices are still excellent but are increasing. Many sellers also offer terms making it easy to purchase the Rocky Mountain home or cabin site you may have always dreamed of owning.
