I’m Jim Smith, owner and managing broker of Jim Smith Realty and the great Broker Associates that make up the Jim Smith Realty Team. I’ve had the privilege of living and raising my family in this paradise for over 40 years. This very special town attracts a community of good people who make great neighbors and friends. My children, three wonderful girls, grew up in this community. Now, four of my six grandchildren are growing up here as well. My wife Nancy is also very active in our community which is a fantastic place to live for people of all ages. We are proud of our community and always glad to welcome new neighbors to it. Pagosa Springs is “Refreshingly Authentic,” and one of the best and most beautiful places to live if you appreciate a small town atmosphere in a dynamic Rocky Mountain setting surrounded by wilderness areas and national forests, rivers and lakes, wildlife and hot springs. All kinds of outdoor activities will keep you busy from hiking to fishing to hunting to snowmobiling and many other sports. Pagosa Springs may be small, but we have some very nice restaurants, coffee shops, gift shops, grocery stores, brew pubs, bicycle shops, ski and fly fishing shops and much more including the Great Pagosa Hot Springs, our championship Golf Course and the Wolf Creek Ski Area.
About the Real Estate Market
The real estate market in Pagosa Springs is much like the rest of the nation. It peaked in late 2005, ran steady into the spring of 2006 and then fell like a rock. We experienced four consecutive 30% drops (in the number of sales) over four years. We bottomed out in 2010. During 2011 through 2013, most of the foreclosures were purchased. Since then, we have experienced steady demand for homes in the Pagosa Springs Area. With historically low prices and low interest rates, it seems to be a great time to make a purchase of that dream property. The demand has been so heavy that home builders have returned to Pagosa and some are building a lot of “spec” homes.
There is a real possibility interest rates will begin to increase soon. We believe a normal real estate market is taking shape and demand is rising as the national economy improves.
Pagosa Springs is rebounding as the retirement and second home markets gain momentum. Thousands of people are retiring each month, many with stable retirement incomes. Locally we have experienced several years of a significant increase in real estate sales. The economy is good. Now is the time for the smart buyers to act before inventory drops and prices go up.
